remodeling dream is almost as much fun for us as the
construction itself!
Our team approach to home remodeling brings you together
with our designers and construction experts very
early-on, and ensures that we start out, and then stay
with, an elegant and cost-effective Plan. This
"Design/Build" process is simple and easy to navigate,
here’s a sample of how it can work for you:
Step 1:
Initial Consultation
The objective for our initial meeting is to determine if
we are a good fit as your Design/Builder. We will
develop an understanding of your goals and priorities by
listening very carefully and asking lots of questions.
We will help you develop a list of priorities, perhaps
create rough sketches of the project, and discuss a
general range of budget. We will explain our interactive
design-build process, and answer your questions. If
things make sense and the chemistry feels right, you may
engage our services to begin the design.
Step 2:
Design
Immediately upon entering into a Design Agreement we
will schedule meetings with our Design Team. Our team
will include a professional designer along with a
construction expert [who might well become the Project
Manager for your new home.] This team approach ensures
that we don’t get thousands of dollars into design, only
to later find out that costs are too high or the design
is simply not practical.
During the Design process we will carefully explore your
objectives for the project and gather lots of data. We
will draw several conceptual designs with various
options, and refine them with your input. Once the
design has been finalized, we will create elevations and
3-D views. We will be certain that you have a workable
solution that you are thrilled with, and can be built
within your prescribed budget range. This is also a
great way for you to get to know us before construction
begins.
Step 3:
Selections
With your design in-hand we begin the selections
process. Our staff will help you select every item that
is going into your project from kitchen cabinets, drawer
pulls, faucets, ceramic tile, trim and millwork, and
much more. We will provide as much - or as little -
assistance as you wish and will keep you apprised of
approximate costs throughout the process.
Step 4:
Pricing
Once the Design and Selections are complete, trade
contractors (such as the plumbers, electricians,
roofers, etc.) whose work we know and trust will be
invited to study the Plans and Specifications. We will
solicit competitive bids [exact prices, not estimates!],
and work out hundreds of construction details. The
result will be a Construction Agreement for your
approval including an exact price based on your design,
your selections, actual trade contractor bids, and fixed
prices for our services. This is not an estimate; it is
the final price.
Step 5:
Construction
Upon mutual agreement a pre-construction meeting is set.
We will introduce you to the Project Manager [you've
probably been working with him/her for months already!]
and we will familiarize you with our Work Plan. All the
final details necessary to start work are addressed, and
a communication plan is established. You will receive a
schedule listing important project milestone events, and
who you can expect at your home. Of course, the Project
Manager will be on site virtually every day and is
readily available by phone and/or email. All of the
selections you made during the design phase will be
ordered for delivery as needed to keep the project
moving.
From years of experience and lots of mis-steps we know
that careful planning is the key to making sure your
project runs smoothly, with minimal disruption to your
family. Taking all of these important steps allows us to
finish your project on time and on budget.
Once work is finished and we have completed the final
walk-through, all you have to do is relax and enjoy your
new home!
Summary
Design/Build service includes the following:

• Investigate relevant zoning and building regulations.

• Prepare as-built drawings as required for the project.
• Produce up to two design concepts.

specifications for the entire project including
selections.

• Prepare a construction schedule.
• Finalize all pre-construction details before the
project begins.
• Oversee that all plans are accurately followed during
the construction phase.
• Frequent meetings to ensure good communication between
the homeowner(s), vendors, and builder.
• Final walk-through at completion.
• Support the completed project with an extensive
warranty.
